Avondale's homes
A railway suburb
The station opened in 1880 and growth followed. The Unitary Plan special character overlay covers Avondale among suburbs dating from the 1880s to 1910s.
A brickworks town
A brickworks by the railway at St Georges Road made clay goods until 1969.
Denser since 2010
Medium and high-density housing has become more common since the 2010s, including the Highbury Triangle Kāinga Ora complex. Avondale had 7,335 dwellings in 2023.
Renters
In the Whau board area, 42.7% of households paid rent in 2023.
Floods
In the March 2017 storm, 20 Avondale homes flooded.
Renting in Avondale
If you rent from Kāinga Ora, report electrical faults to Kāinga Ora; it had to meet the healthy homes standards by 1 July 2024. If you rent privately, tell your landlord in writing. Private rentals have had to comply since 1 July 2025.
Either way, the standards mean fixed heating in the living room, and kitchen and bathroom extractor fans that vent outdoors. Tenants and landlords can't do the electrical work themselves.
Owning an old Avondale villa
A villa from the 1880s to 1910s has almost certainly been rewired at least once, but often not completely. Rewireable fuses, no RCDs or rubber-insulated cable in the ceiling are signs it's time for a switchboard upgrade or a rewire.
Where we'd start in Avondale
For a villa, we'd start with an inspection that tells you which circuits are original. For a rental, we'd start with heating and fans, because those are what the standards check.
