Henderson today

Orchards to suburb

Lincoln Road, Swanson Road and Sturgess Road were orchards by the 1920s. Auckland Council says Henderson grew as a suburb from the 1930s, and the borough formed in 1946.

Infill since the 2000s

Henderson grew strongly through infill and redevelopment in the 2000s. The suburb had 5,679 dwellings in 2023, and the Henderson-Massey board had 1071 more under construction on census day.

Four in ten rent

In 2023, 41.3% of Henderson-Massey households paid rent.

Flood streets

Homes in Rānui were swamped and Candia Road in Henderson Valley flooded on 27 January 2023. In the March 2017 storm, 30 Henderson homes flooded.

Pilot wire hot water

Vector says West Auckland hot water may be switched by pilot wire, so it can come back after the lights do.

Landlords: getting a Henderson rental up to standard

Since 1 July 2025 every private rental has to meet the healthy homes standards. For the electrician, that means a fixed heater able to heat the living room to 18°C, with a thermostat if it's a heat pump or electric heater, and extractor fans in the kitchen and bathroom that vent outside.

Landlords who breach the standards can face penalties of up to $7,200, so it's worth getting the fan sizes and heater capacity in writing from the electrician for your records. See healthy homes electrical work.

Building on a back section

A new townhouse or minor dwelling needs its own supply, and that means an application to Vector, the lines company. Vector says new connections work submitted from 16 October 2026 is likely to be scheduled in 2027, and it suggests talking to a registered electrician before you apply. Get the electrician involved at the design stage. See new connections.

What we'd do in Henderson

If you're subdividing, we'd lodge the connection with Vector as soon as the plans are firm, because the queue is long. If you're a landlord, we'd book one visit for heating, both fans and the smoke alarms, and ask for a short written summary you can attach to the tenancy file.

Questions

Straight answers.

Who do I call for a power cut in Henderson?

Vector on 0508 VECTOR (0508 832 867), or your power company. If floodwater has reached any power points or the meter board, leave the power off until a licensed electrician has checked it.

Does a back-section townhouse need a separate meter?

Usually it needs its own connection and ICP number, the unique number Vector gives each connection, plus a meter arranged through your power retailer. Your electrician will tell you what the design needs.

My tenant says the bathroom fan doesn't work. How fast do I need to fix it?

A fan fitted before 1 July 2019 can stay only while it vents outside and works. Once it stops working it has to be repaired or replaced with a compliant one, so book an electrician.
