Ōrewa in brief
An older town
Ōrewa had 13,107 residents in 5,433 dwellings in 2023, with a median age of 51.4 years.
Sections from the 1950s
Ōrewa was subdivided for suburban housing in the 1950s, with its town centre developed in 1953, and filled in quickly between 1964 and 1975.
The Nautilus
The 12-storey Nautilus, finished in 2004, is the only high-rise on the Hibiscus Coast. It faced leaky-building problems in 2009.
On the beach
Ōrewa Beach runs the length of the town on Whangaparāoa Bay.
Private landlords
In Hibiscus and Bays, 24.5% of households rent, nearly all from private landlords.
Smoke alarms, lighting and power you can rely on
Fire and Emergency New Zealand recommends long-life photoelectric smoke alarms in every bedroom, hallway and living area, and pressing the test button once a month. If reaching the ceiling is a struggle, ask an electrician about alarms that are easier to look after. Our smoke alarms page explains the options.
Good lighting in hallways, steps and the path to the door matters more as we get older. Sensor lights outside and a light switch at each end of a hallway are small jobs that make a real difference. See lighting.
If someone in the house relies on power for medical equipment, the Electricity Authority says to tell your power company straight away and apply for medically dependent consumer status. Call 111 in a medical emergency.
Apartments and older houses
In the Nautilus or any apartment block, work on shared wiring, risers or the main board goes through the body corporate first. Inside your own unit, a licensed electrician can quote directly, but check the body corporate rules before anything is fixed to common walls.
In a 1950s or 1960s house, the board is the thing to check: old fuses and no RCDs are common, and a new switchboard makes everything else safer.
Our take for Ōrewa homes
We'd start with a walk-through: smoke alarms, the board, then every place someone might trip in the dark. A good electrician can do all three in one visit and give you a single written plan, so you only have to organise it once.
