Mount Albert and its houses

Early growth

By the 1910s Mount Albert was one of the fastest growing suburbs in Auckland, with trams running to the city.

State housing

Auckland's state housing programme began in 1937, and Mount Albert gained many state housing areas during the housing shortage.

Special character

Mount Albert is among the isthmus suburbs in the Unitary Plan special character overlay.

Storm damage

Auckland Council names Mt Albert and Ōwairaka among the worst-hit areas of the early 2023 storms, with 288 Albert-Eden homes given restricted access in the days after. Oakley Creek runs through the area.

Homes changing hands

Mount Albert had 4,254 dwellings in 2023. Empty homes in the Albert-Eden board nearly doubled from 2018 to 1698, a count that includes houses being renovated.

Before you buy in Mount Albert

A builder's report rarely goes deep on the electrics. A pre-purchase electrical inspection looks at the board, the earthing, the RCD protection and a sample of the wiring, and tells you in writing what needs doing now and what can wait.

In an older bungalow or ex-state house, the questions are usually the same: has it been rewired, and when? Does the board have RCDs? Is there enough capacity for a heat pump and an induction cooktop?

Renovating an older house

Extensions and new kitchens add circuits, and new circuits are general work: you'll get a Certificate of Compliance and an Electrical Safety Certificate. If the board needs replacing with a higher-capacity one, that part is high-risk work and needs an independent inspection too. See switchboard upgrades.

What we'd do buying in Mount Albert

We'd get the electrical inspection done before the finance condition runs out, not after settlement. If the report says the house needs a rewire, that's information worth having while you can still negotiate.

Questions

Straight answers.

Was my ex-state house wired to a good standard?

Often the original work was solid, but it's decades old and has usually been altered since. A licensed electrician can test it and tell you whether it's still safe.

Our property was flood-affected in 2023. Who checks the wiring?

A licensed electrician. Ask for each affected circuit to be tested and a written report you can give your insurer.
