Papatoetoe, then and now

Early estates

The first housing estates were laid out east of the station in the early 1900s: Kolmar in 1903, Central in 1912, Ideal, Llanforda and Station in 1913, Green Park in 1914.

Post-war boom

The Southern Motorway opened to Redoubt Road in 1955 and Papatoetoe's population rose fourfold after the war.

Infill now

Growth picked up after 2006 as the Unitary Plan allowed more infill on large sections. The area added 1935 joined dwellings between 2018 and 2023, reaching 4344.

The tornado

A violent tornado hit on 19 June 2021, killing one person and damaging around 246 houses, 62 of them initially uninhabitable.

Damp, and mostly rented

In 2023, 30.1% of homes in the Ōtara-Papatoetoe board were damp at least sometimes, and 56.1% of households paid rent.

Building units on a Papatoetoe section

New units need power, and usually their own connection and ICP number from Vector. Vector says new connections work submitted from 16 October 2026 is likely to be scheduled in 2027, and suggests talking to a registered electrician before you apply. If the existing house keeps its old board, this is the time to upgrade it too. See new connections.

Damp homes and extractor fans

Damp and mould usually mean moisture isn't getting out. For rentals, the healthy homes standards require kitchen and bathroom extractor fans that vent outdoors; a fan that just moves air around the room doesn't count. Fans fitted since 1 July 2019 have minimum sizes, so ask the electrician to put the specs on the invoice.

Station Road character homes

Station Road is a special character area. If you're altering an older house there, the council looks at whether materials suit the building's character, so check before moving a meter board or adding outdoor fittings.

Where we'd start in Papatoetoe

If you're adding units, we'd get an electrician and Vector talking before the builder breaks ground. The connection timeline is often the slowest part of the project.

Questions

Straight answers.

Who do I call for a power cut in Papatoetoe?

Vector, on 0508 VECTOR (0508 832 867), or your power company. Your hot water should come back on by itself afterwards.

Can the new unit share the main house's supply?

Sometimes, but it depends on capacity, metering and whether the units will be sold separately. An electrician can tell you what the design needs, and Vector decides on connections.
